Building Access Requirements
 
  • Building hours 7am to 7pm
  • Access to tenancy area car park is via security access control card which will be provided by your management.
  • Visitor access is controlled by the concierge desk which is located on the ground floor.
  • Each visitor will be provided with an access card and met in the lobby reception area on each floor.
  • Prior notice of visitor access to the concierge desk is required to ensure that visitors are processed efficiently and timely.

Deliveries

  • Access to the loading dock is via the Little Lonsdale Street entrance.
  • The loading dock is staffed 6am until 5pm weekdays. 
  • An access booking system is in place for deliveries to the loading dock. It is ideal that bookings are received by the loading dock security 24 hours in advance. The email address for the Loading Dock Manager is loadingdock50lons@bigpond.com 
  • The building has a mail room that is located behind the loading dock in B1.
  • The mail room will receive all incoming and outgoing mail, courier deliveries and pick ups.
  • Couriers will not be given direct access to any tenancy floor.
  • There will be no delivery access including trolleys through the main entrance foyer.

Air Conditioning

  • Hours of operation, 7am to 7pm.
  • After hours air conditioning can be arranged outside of these hours at an additional cost.
  • The building has been designed for a 4 star NABERS rating.

Security

  • The building has 24/7 security.
  • The building concierge desk is located within the main foyer of the office tower closest to the Lonsdale Street entrance.
  • The security control room is located on level 1 adjacent to the Building Management office and is manned 24 hours per day.
  • The landlord provides security to the building perimeter, ingress/egress points, lifts and fire stair doors. These access points are all monitored by the security patrols at various times. Tenants' individual perimeter locks, alarms and any other internal security systems or devices are the tenant's responsibility.

Lifts

  • The building is serviced by three lift risers being low, mid and high rise. Low rise (six lifts) = DHS only ground floor to 13, mid rise (six lifts) = DHS only 13 to 24 , high rise (six lifts) = 24 to 33.
  • There are two goods lifts servicing all levels.
  • Two podium lifts provide access to the car parking areas, level 1 AEC tenancy and gymnasium to level 2.
  • Security access is provided on each floor to the stairwells as an alternative to the lift access.

 Emergency Procedures

  • The building is fitted with an Early Warning Indication System.
  • The building is fitted with Warden Intercom Phones. These phones allow communication between wardens and the Security control room.
  • Trimevac provides emergency response training for floor wardens and supervise evacuation exercises for the building.

Cleaning

  • The building's appointed cleaning contractor is Mutual Cleaning Services.
  • Cleaning of the building occurs mainly outside business working hours, however there is day support for items such as cleaning toilets and common areas throughout the day.
  • Cleaning of tenancy areas commence after 5.30pm until approximately 11pm. Use of the goods lift for purposes other than cleaning during these hours is discouraged.
  • Cleaners will not be responsible for cleaning telephone or IT equipment and will only dust desks if completely cleared. Cleaners will not remove any waste from desk/workstation areas.

Car Park

  • The car parking area is accessed by the Little Lonsdale Street entrance.
  • There is bicycle and motorcycle parking provided for tenants.
  • Staff members will have to have basement access authorised for entry to the car parks.
  • Car park levels 1 and 2 also have bathroom, showers and locker facilities via security access.
